On Hernando's East Side, the Neighbors Arrived Before the Shops

19 Delta Nutrition opened at 6 a.m. on Tuesday, Sept. 29, at Delta Landing off McIngvale Road. By then the people it would serve already lived there. Marion McBride, marketing director for Skylake Construction and Delta Landing, told WREG the day before that more than 125 tenants had rented or moved into the apartments and more than 100 families lived "in the back."

A few miles away, at Getwell Road and I-269, The Collection at Getwell Farms had no open businesses at all as of that WREG report. Crews were still building.

Hernando's east side is growing in two directions at once, and the two projects started from opposite ends. At Delta Landing the homes came first and the shops are filling in around them. The Collection starts with the interchange, and businesses go in before anyone lives on the property. If you live east of downtown, this tells you what you can use this winter and what is still a few years away.

Delta Landing put people on the ground first

Delta Landing is a 251-acre planned community on the west side of McIngvale Road, south of Pleasant Hill. Sky Lake Construction held its ribbon cutting on March 27, 2025. That event showed off residential neighborhoods, townhomes, lofts and commercial space, roughly in that order.

Eighteen months later, the commercial side is catching up one storefront at a time. Here's the order they're arriving in:

  1. Refined Roots, a hair salon, was already open when WREG visited in late September.
  2. 19 Delta Nutrition opened on Sept. 29 at 6 a.m.
  3. Two Crazy Fellas, a Cajun and Louisiana-style restaurant, is expected to open before the end of 2026.
  4. VSL Nail Salon is planned for 2027.

That's a salon, a nutrition shop, a restaurant and a nail salon. These are errand-and-dinner businesses, the kind a neighborhood supports once it already has the households. McBride described a broader goal in remarks to WREG that DeSoto County News quoted:

"We really want this to be a place that's not only for the residents who live here, but that the greater Hernando can appreciate and can find the amenities and things that they want right here close to home."

The next piece is what could make that happen.

The YMCA turns a neighborhood into a destination

The Dan Maddox YMCA is planned for Delta Landing. Sky Lake Construction is donating a pad-ready site, the Maddox Foundation pledged $30 million in 2025 and the Community Foundation of Northwest Mississippi added $2 million toward a facility reported at $40 million.

The YMCA of Memphis & the Mid-South's project page lists wellness and fitness spaces, aquatics, youth and family programs, and community gathering areas. McBride told WREG the facility would have a lazy river, a natatorium and classes for students and seniors, with groundbreaking expected at the end of October or the beginning of November. The target opening is 2027.

That timeline changes who comes to McIngvale Road and why. A natatorium and a lazy river bring families from across Hernando, and probably from elsewhere in DeSoto County, to a place they'd otherwise have no reason to visit. Those visitors are the "greater Hernando" McBride talked about. A Cajun restaurant and a nail salon do better when people are already driving past for swim practice.

The YMCA isn't new to this stretch, either. The Lynda & Bill Austin YMCA Early Learning Center opened on April 18, 2024, at 905 Magnolia Hills Cove, also off McIngvale Road. When the Dan Maddox facility opens, McIngvale will have two YMCA sites serving different ages of the same families.

McIngvale Road was rebuilt to carry this traffic

In its 2050 regional transportation plan, the Memphis MPO lists the completed realignment and widening of McIngvale Road from two lanes to five over 1.4 miles. The work was meant to serve the new I-269 interchange and take pressure off the Commerce Street and Getwell Road interchanges.

A five-lane road with interstate access is what lets small businesses open on McIngvale without relying only on the neighbors behind them. You can already see that outside Delta Landing. Sweet Fizz, a family-run shop serving customizable dirty sodas, lemonades and energy drinks, opened in August 2026 at 2362 McIngvale Road, according to its own site.

There's a short-term cost. DeSoto County News reported that both developments are being built in phases and that residents in the Getwell and McIngvale corridors should expect continued construction traffic.

At Getwell and I-269, the interchange comes first

The Collection at Getwell Farms is building in the reverse order. The Commercial Appeal described it as a 77-acre site that the Hernando Board of Aldermen approved in August 2023. The city's Dec. 19, 2023 agenda listed a first-phase final plat for a single 2.96-acre lot.

Look at the site plan. Earlier plans put housing on the south end and reserved space for a large retailer such as a grocery or department store, plus room for hotels and more restaurants. DeSoto County News noted that the location next to the interstate is expected to draw travelers as well as local shoppers. Mayor Chip Johnson has described the big-box space as a possible grocery or department store. At Delta Landing, the shops came after the households. At the Collection, the hotels and the big-box pad are planned beside the interchange, and the homes sit at the far end.

The first tenants match that plan. As of WREG's Sept. 28 report, Buffalo Wild Wings GO and Dunkin' were under construction. The Commercial Appeal's Oct. 22 roundup of upcoming openings also lists Your Pie and Doner Shack for the Collection. These are chain names that people driving off I-269 will recognize. The project is also on a long timeline. A July 2025 report said it would be built in phases and that full build-out could take years.

Why Hernando wants both kinds of growth

The two projects have the same purpose, even though they're growing in different orders. DeSoto County News reported that Hernando has relied on mixed-use planning to widen its tax base, because commercial space produces sales tax and houses alone don't.

Delta Landing produces that sales tax mostly from its own residents and the families who will drive in for the YMCA. The Collection is set up to collect it from people coming off I-269, many of whom don't live in Hernando. For residents, that means two different kinds of new places. On McIngvale, you get neighborhood businesses you can walk or drive to for a haircut or dinner. At Getwell, you get chains, hotels and possibly a big store that brings visitors through town.

The east side isn't the only part of Hernando adding places this fall. Jersey Mike's Subs was reported open in Hernando on Sept. 23, 2026. But the McIngvale and Getwell corridors are where most of the city's planned growth is concentrated, and that's where the next round of openings will come from.
